A commercially aware tenant was, like many, revaluating their office needs following the Covid-19 pandemic in 2020, and found less space was necessary. The role showed the benefit of early intervention, which in this case allowed us to assess the options, identify solutions and apply the remedy all before a critical time that would have seen break dates missed.
Applying our bespoke success paradigm for dilapidations allowed us to procure a tendered dilapidation works cost well in advance of the break date and negotiate with the landlord regarding the solutions.

Vantage built bridges with the landlord, British Land, by demonstrating a well advised and credible case with evidence for costs via our tender exercise. The landlord’s asset management team were also helpful in all aspects, leading to us performing works to both sides satisfaction.
We employed a sustainable approach, and where commercially viable fit out was retained as it was in most cases good quality and had future use for many occupiers for such a premises.
Effective project management saw us achieve practical completion well before the break date, and following on from this both parties separated with their reputations intact ,reasonable sums expended, and no dispute arisen. We wish dilapidations was this good all the time!
