Dilapidation Survey: City Tower, Manchester

Our team provided a full Dilapidation Survey on behalf of the Tenant/Client 6 months before the break date.

City Tower is one of the largest multi-let office locations in Manchester. It consists of 30 floors, fully fitted-out offices, integrated communication networks and even a flower stall!

Our Client was situated in one of the largest suites, necessary to accommodate their large, nationwide call/contact centre. The Client was moving to another larger location to facilitate recent expansion and so consulted with our team to assure that all of the relevant due diligence was carried out.

A vital part of assuring the necessary due diligence was completed, was to identify any potential breaches of the lease agreement and assuring liability on behalf of the Client was kept to a minimum. This required our team to:

  • Review the lease agreement.
  • Survey the office.
  • Identify any potential breaches.
  • Suggest cost effective remedies

Our team got involved in the project early on to assure that the Tenant and Landlord were fully prepared for a clean exit. Choosing this early strategy allowed us to formulate a concise but encompassing settlement plan and assure a constructive and transparent dialogue between both parties.
